What is changing is the method of access - with the aim of better protecting personal data and preventing its misuse.<\/p>\n\n\n\n<p><strong>The public nature of the cadastre remains intact<\/strong><\/p>\n\n\n\n<p>The basic principle remains intact: the cadastre is public. Everyone continues to have the right to inspect it, make extracts or depreciations, and verify ownership relationships. It is important to emphasize that \"it also includes personal inspection. The amendment therefore does not eliminate transparency. On the contrary, it tries to balance it with the protection of privacy.<\/p>\n\n\n\n<p><strong>Why is the law changing<\/strong><\/p>\n\n\n\n<p>The main goal of the changes is to respond to a long-standing problem: the misuse of cadastral data. There have been:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>bulk data downloading (so-called scraping),<\/li>\n\n\n\n<li>creating databases of owners for marketing,<\/li>\n\n\n\n<li>targeting fraud, especially vulnerable groups like seniors.<\/li>\n<\/ul>\n\n\n\n<p>It also introduces the possibility of sanctioning unauthorised automated data processing. The restriction of anonymous access to personal data is intended to reduce the risk of fraud in which organised groups misuse information about property owners.<\/p>\n\n\n\n<p><strong>How will it work?<\/strong><\/p>\n\n\n\n<p>One of the biggest changes is the introduction of registration on cadastral portals.<\/p>\n\n\n\n<p><strong>Without registration(anonymous and free)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>access to technical data about the property,<\/li>\n\n\n\n<li>maps, parcel numbers, areas, types of land,<\/li>\n\n\n\n<li>building registration numbers or names of cadastral areas.<\/li>\n<\/ul>\n\n\n\n<p><strong>After registration(free)<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>name and surname of the owner,<\/li>\n\n\n\n<li>size of co-ownership share,<\/li>\n\n\n\n<li>information about seals and encumbrances.<\/li>\n<\/ul>\n\n\n\n<p><strong>After the payment:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>a complete title deed usable for legal purposes<br>(\u20ac6 electronically, \u20ac12 on paper).<\/li>\n<\/ul>\n\n\n\n<p>At the same time, the so-called informative ownership certificate is being abolished - it is being replaced by a fully-fledged electronic statement with legal force.<\/p>\n\n\n\n<p><strong>Advantages for owners<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>overview of all properties in one place (after logging in),<\/strong> (po prihl\u00e1sen\u00ed),<\/li>\n\n\n\n<li><strong>free inventory of property throughout the Slovak Republic,<\/strong>,<\/li>\n\n\n\n<li><strong>better protection against fraud<\/strong> - decisions on deposit will be delivered directly to the owner,<\/li>\n\n\n\n<li><strong>faster procedures<\/strong> - for authorized contracts, the period is shortened to 20 days.<\/li>\n<\/ul>\n\n\n\n<p><strong>Another changes in legislation<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>expansion of the registration of buildings (e.g. roads, infrastructure),<\/li>\n\n\n\n<li>possibility of partial registrations (e.g. in the case of inheritance),<\/li>\n\n\n\n<li>new fee for data investigation (\u20ac100, refunded if an error is found),<\/li>\n\n\n\n<li>amendment of rules for the acquisition of real estate by a foreign state,<\/li>\n<\/ul>\n\n\n\n<p><strong>Conclusion<\/strong><\/p>\n\n\n\n<p>The effectiveness of most measures is planned from <strong>1 January 2027.<\/strong>The result should be a system that:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>provides safety for owners<\/li>\n\n\n\n<li>protects from data misuse<\/li>\n\n\n\n<li>and at the same time it and maintains public control.<\/li>\n<\/ul>\n\n\n\n<p>Ing.
