Joy, anticipation, but also a lot of questions: <strong>what will happen now, what steps will follow, and when will I finally move in?<\/strong> In this article, I will guide you through the entire process of buying an apartment - from the perspective of the buyer, the real estate market, and finances.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Choosing an apartment and agreeing on the terms<\/h3>\n\n\n\n<p>After you choose a specific apartment, an agreement is made between the buyer and the seller. The following are mainly discussed:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>purchase price<\/li>\n\n\n\n<li>date of vacating the apartment<\/li>\n\n\n\n<li>method of financing (mortgage \/ own funds)<\/li>\n\n\n\n<li>what remains in the apartment (furniture, appliances)<\/li>\n<\/ul>\n\n\n\n<p>At this stage, it is important to be clear <strong>whether you need a mortgage<\/strong>, and in what amount, and it is best to discuss it with an advisor so that you are sure that you have the funds for the property.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Reservation agreement \u2013 \u200b\u200bthe first binding step<\/h3>\n\n\n\n<p>If both parties, the seller and the buyer, agree, a reservation agreement is usually signed. <strong>This ensures that the apartment will not be offered to other interested parties.<\/strong>. This fee is later included in the purchase price. <strong>2 \u2013 5 % z k\u00fapnej ceny<\/strong>. Purchase contract and payment of the purchase price<\/h3>\n\n\n\n<p>After the financing is approved, the purchase contract is signed <strong>k\u00fapnej zmluvy<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">How is payment made when purchasing a property?<\/h4>\n\n\n\n<p>Most often through:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>notary escrow<\/li>\n\n\n\n<li>lawyer escrow<\/li>\n\n\n\n<li>bank escrow<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">6. Submission of a proposal for entry in the cadastre<\/h3>\n\n\n\n<p>After signing the purchase contract, <strong>a proposal is submitted for the entry of the ownership right into the land register.<\/strong>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>standard period: approx. <strong>30 days<\/strong><\/li>\n\n\n\n<li>expedited entry: approx. <strong>15 days<\/strong> <\/li>\n<\/ul>\n\n\n\n<p>You become the owner <strong>only after the decision to allow entry into the real estate land register.<\/strong> do katastra nehnute\u013enost\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">7.
